PRE-PURCHASE COUNSELING
The Housing Counseling Network provides pre-purchase counseling which includes: budgeting, credit, financial management counseling, and savings techniques. Pre-Purchase Counseling is done in a one-on-one environment. Your advisor will review your credit, budget, and affordability to determine if you are mortgage ready.
HOMEBUYER EDUCATION
Learn the 10 basic steps to purchasing a home! Our housing counselor will review your credit, and pre-qualify you to determine if you are mortgage ready. The Housing Counseling Network uses the latest state of the art technology to get pre-approved in a non-predatory environment. ONLINE HOMEBUYER EDUCATION
Designed to help more people obtained certified homebuyer education. This online version helps individuals get the education and certification that they need at their convenience. Upon completion of the course, applicants are required to complete a one-on-one counseling session (in person or over the phone). This course satisfies HUD’s First Time Homebuyer Education requirements for Federal, State and local housing assistance programs.Online sites both in English and Spanish.
FINANCIAL MANAGEMENT

Default Counseling
Good Neighbor Foundation Homeownership Center offers a full range of counseling services to assist families who may be facing foreclosure. We have highly skilled counselors ready to work with families and individuals to help find options to resolve their situation.
To start the process, call us at 615-610-4912. You will be transferred to a foreclosure prevention counselor who will explain the process to you. You will then be asked to fill out an application and be scheduled for an one-on-one, skype or phone appointment. From there, GNF-HOC will act as a third party counselor to help you work with your servicer to find a reasonable solution to your foreclosure crisis.
REQUIRED DOCUMENTS
- Driver’s license or state-issued identification
- Most recent utility bills (electric)
- Most recent Mortgage Statement
- Two most recent bank statements (checking)
- Last years tax returns
- Proof of non-filing for past 3 years from IRS, if you do not file taxes (or letter stating why you didn’t file)
- 4 weeks most recent, consecutive paystubs
- Award letter for Short or Long Term Disability
- Family Medical Leave (FMLA) Documents
- Retirement/Pension/Annuity Income – Award letter
- Other income documentation (including child support, social security,government assistance, food stamps, etc.)
- Year-to-date Profit & Loss Statement for the last three months, if you are self-employed
Family Sufficency Program
FSS Escrow Account
The HA will establish an FSS escrow account for the family. A portion of the increases in the family’s rent because of increases in earned income will be credited to the FSS escrow account in accordance with HUD requirements.
